Answer : Andaman Sky Co., Ltd will sub-contract the construction
of your house to Ton Co., Ltd, which has considerable experience
of building luxury villas in the Krabi area. See the About Us
page for more information on Ton Co., Ltd.
Question : Is furniture included ?
Answer : Andaman Sky Co., Ltd will be happy to furnish your house
for you at an extra cost which depends on the furniture you select,
please contact us for further information.
Question : Are Andaman Sky Co., Ltd's houses built using
environmentally-friendly materials ?
Answer : Yes. We use Teak hardwood for external windows and doors.
This is sourced from environmentally-managed forests and not from
strip-felling. For internal woodwork we use "Persia"
semi-hardwood, imported from Finland.
Question : What appliances are included ?
Answer : Refrigerator, gas hob with hood, microwave. Contact us
for a price for an oven, washing machine and/or dishwasher. These
are not included as most Westerners living in Thailand do not
use them.
Question : What worktop surfaces are included ?
Answer: Included in the price are bathroom and kitchen worktops
made from black granite. Please contact us for a price for an
upgrade to marble.
Question : How will water be heated ?
Answer : Using a hot water tank and a bolier. The alternative
system of using electric heaters to heat water on-demand (the
standard system in
Thailand) is inefficient and ineffective.
Question : What sort of drainage system will be installed
?
Answer : For toilet waste a buried 3-tank system will be employed,
with soakaways at the bottom of the 2nd and 3rd tanks. For kitchen
waste water a separate tank will be used. Neither system will
ever require emptying.
Sufficient rodding points will be provided.
Question : What rental return can I expect on my investment
?
Answer : Assuming that you occupy the house for no more than 3
weeks during
high season and 7 weeks in all during the year, you can expect
a return of
4% in the first year, rising to 10% after 5 years. Andaman Sky
Co., Ltd does
not guarantee these returns.
Question : What capital appreciation can I expect ?
Answer : Industry observers are unanimous that values in the Krabi
market
are likely to appreciate more rapidly than anywhere else in Thailand.

Question : How will my house be kept secure whilst I am
away ?
Answer : The price for a security guard is as follow:
12 hours per day: 8,000 THB
14 hours per day: 9,245 THB
16 hours per day: 10,800 THB
All prices above are subject to 7% VAT. The price is for 1 month
with no day off.
Alternatively, we can install a Bosch security system at an extra
cost of 95,000 THB. This can be linked to the local police station,
with whom Andaman Sky Co., Ltd can negotiate a modest call-out
fee.
Question : What utility bills can I expect ?
Answer : Estimated costs for villa Alice are as follows :
Satelite TV : 1,500 THB / month
Internet (ADSL) : 1,000 THB / month
Electricity : 7,000 THB / month
Water : 1,000 THB / month
Pool cleaning : 3,000 THB / month
Phone : 100 THB / month plus calls
Tax : 5,000 THB / year
Question : What air-con or fan systems are included ?
Answer : We can install air-con in bedrooms at an extra cost of
25,000 THB
per bedroom. We reccommend ceiling fans in the kitchen and living
rooms. We
reccommend that these should be purchased by the customer, but
we can
purchase them on behalf of the customer and at the customer's
expense if
required. Andaman Sky Co., Ltd wil install free of charge any
ceiling or
wall fans required by the customer, provided that the customer
informs
Andaman Sky Co., Ltd of his/her requirements before the ceilings
and walls
are plastered. Ceiling and wall fans can be installed after plastering,
for
an at-cost additional fee.
Question : What sort of wiring system will be installed
?
Answer : 3-pin, with earthing. In Thailand most electrical fittings
are of
poor quality. We will use electrical fittings manufactured under
licence
from the Japanese firm "National"
Question : What sort of toilets will be installed ?
Answer : Western style, manufactured by American Standard. Unlike
almost all
toilets in Thailand, you will be able to dispose of toilet tissue
in the
Western way, into the toilet bowl, rather than into a bin by the
toilet.
Question : How many power points will be installed ?
Answer : Andaman Sky Co., Lts is aware that in almost all houses
in Thailand
there are far fewer power points than expected by Westerners.
Ample power
points will be installed throughout your house.
Question : Can I , as a foregner, purchase land in Thailand
in my own name ?
Answer : A foreigner cannot own land in his own name. He can purchase
the land through his company ( Thai limited company ) or he can
lease the land for 30 years, usually with extra 30 year options.
Question : What is the maximum number of shares I can
hold if I register a Thai Limited Company ?
Answer : All foreigners, other than Americans, can hold a maximum
of 49% shares in a Thai limited company.
Question : If I purchase a bar or restaurant, but do not
work in that business do I need a work permit ?
Answer : Thai law stipulates that as a foreigner, if you are working
and do not receive an income you still need a work permit. Even
if you purchase a business and do not physically work, but you
receive an income from that business, you need a work permit.
Question : How many Thai Shareholders do I need to form
a Thai Limited Company ?
Answer : This depends on the number of foreign shareholders. The
minimum requirement is a total of 7 shareholders, 1 foreign 6
Thai, 2 foreign 5 Thai etc.
Question : What are the advantages of having a work permit
?
Answer : Having a work permit means you are legally allowed to
work and receive an income in Thailand, you can obtain a 1 year
multiple entry visa, open a bank account and purchase a telephone
in your own name.
Question : How is land measured in Thailand? What is a
Rai?
Answer : One rai is 1,600m2 or 2/5 of an acre.
